Document chain and controlling language

Confirm that the file set includes the original lease plus every amendment, extension, assignment, guaranty, side letter, and relevant notice. Put the documents in effective-date order and identify which one controls each changed field. A later document overrides the earlier language only where it actually makes a change.

For each abstracted value, open the citation and confirm that the quoted language supports the summary. If a value has no citation, treat it as unverified. If two documents conflict, the abstract should show the issue for human resolution rather than selecting the convenient answer.

Financial terms and date math

Check commencement, expiration, base rent, escalation dates, option periods, security deposit, expense obligations, and any caps or exclusions that affect the amount due. Confirm whether a later amendment restates a schedule or only changes one interval.

For every critical date, record the controlling clause, the anchor date, the calculation rule, and the computed deadline. Renewal and termination windows often depend on the then-current term, so the calculation must use the current document chain rather than the original term alone.

Operational rights and unresolved items

Review permitted use, exclusivity, assignment and subletting, repair obligations, insurance, access rights, notice mechanics, relocation, expansion, contraction, purchase rights, and defaults. The checklist should match the asset and lease type instead of assuming every tenancy has the same risk fields.

Finish with an exceptions list. Missing exhibits, illegible pages, undefined dates, inconsistent defined terms, handwritten edits, and low-confidence extractions should remain visible until a qualified person resolves them.

Does quality control mean rereading the entire lease?
