How it works

From PDF to a lease you can query

LeaseBrain is a pipeline, not a chat window. Documents go in one end; a cited, current-state abstract with a watched calendar comes out the other.

  1. Stage 01

    Ingestion, including the ugly scans

    You upload lease documents as PDFs: originals, amendments, assignments, subleases, estoppels. Clean digital files are parsed directly; scanned paper goes through enterprise OCR so a 1998 fax quality lease is as readable as a 2024 e-signature.

    Uploads never block you. Documents queue for processing and you can keep working while the pipeline runs; the portal shows each document's status as it moves through.

  2. Stage 02

    Extraction with citations, not vibes

    The extraction engine reads each document and pulls the material terms: parties, premises, term, base rent and escalations, options, notice requirements, CAM and operating expense provisions, security deposit, use and exclusivity clauses, and more.

    Every extracted value is stored with the page it came from and the verbatim clause text behind it. That is enforced in the data model itself: a value without a citation cannot exist in your abstract. When you review an abstract, you can open any field and read exactly the language that produced it.

  3. Stage 03

    The document chain, resolved

    Commercial tenancies are rarely one document. LeaseBrain builds the chain: the original lease, then each amendment in order, then assignments. Later documents override earlier ones field by field, and silence never erases a term, the same way a careful attorney would read the stack.

    The result is a single current-state abstract per tenancy: what the deal actually is today, with the full history preserved underneath it.

  4. Stage 04

    Critical dates, computed

    Deadlines in leases are usually relative: notice due a number of months before expiration, escalations on lease-year anniversaries, options that open and close in windows. LeaseBrain does that date math across the resolved chain and produces a concrete calendar of critical dates per lease and across your whole portfolio.

  5. Stage 05

    Alerts that arrive ahead of time

    Each critical date generates email alerts with lead time before the deadline, sent to the people on your team who chose to watch that portfolio. Delivery is idempotent by design, one alert per person per deadline per lead day, enforced by a database constraint rather than good intentions, so alerts neither spam you nor silently skip.

  6. Stage 06

    Review, where it matters

    Extraction confidence is not uniform, and LeaseBrain does not pretend it is. Fields that need human eyes are routed for review so a person confirms the reading, with the cited clause right next to the value. You get speed on the easy ninety percent and judgment on the hard ten.
